The Promontory Greeley Colorado

FEATURES

The Promontory is a 670 acre, mixed use, master planned development located at state highway 34 and the 34 Greeley Bypass. This development is located only a short way to I-25 to the west and less than an hour to Denver International Airport.  The Promontory is located on the western edge of Greeley Colorado and is already the home of Swift and Companies regional headquarters and the western regional headquarters of State Farm Insurance. In September of 2005 Greeley's largest specialty medical practice Greeley Medical Clinic PC announced they will be moving to the Promontory from their central downtown Greeley location. They stated they felt they could better serve their patients if they were in close proximity to the new regional hospital being built 20 miles west in the Centerra development in Loveland. Another area developer Chrisland Inc. is also involved in the Promontory, They are the same company which is developing the 2534 area just 15 miles west on highway thirty four. 2534 combined with Centerra is now developing the I-25/34 intersection in Loveland.

Promontory & Area Happenings

January 10, 2006  The Promontory Investors, LLC has aquired approximately 10 acres of land at the corner of Promontory Parkway and 16th Street within the Promontory development in west Greeley.

Promontory is located at the junction of US Highway 34 and US Highway 34 Bypass in west Greeley.  Greeley was recently designated as the fastest growing city in the United States according to a report by the U.S Census Bureau.  The Promontory development incorporates a high quality mix of office, retail, industrial, and residential areas.  The office campus is set amongst the beautiful natural landscape of parks and ponds and offers breathtaking views of the Rocky Mountains.  State Farm and Swift Companies help anchor the commercial and employment activity of not only Promontory but of the northern Colorado region as a whole.  In addition, Promontory’s residential areas help build a sense of community and include single-family and multi-family units.  The neighborhoods are ideally situated to take advantage of the pristine mountain views to the west and are lined with walking trails and greenbelts.  Primary infrastructure and roadways for the development have been completed.

Chrisland, Inc. has been engaged to handle commercial brokerage for Promontory Investors, LLC and to coordinate the planning and development of the site for office and potentially hospitality.  “We are impressed with the quality of the development and believe this is the best piece of development ground in Promontory with its location adjacent to the park and ponds and its high visibility, easy access location on Promontory Parkway” said Nick Christensen, Managing Principal of Chrisland, Inc.  Promontory Investors, LLC plans to develop build-to-suit and multi-tenant office and potentially hospitality on the site.  Promontory Investors, LLC selected the site due to its premier location in fast growing west Greeley.

January 9, 2006  Starting in February, Five Rivers Cattle Feeding Company will call Centerra home. The world’s largest cattle feeding company is relocating its corporate headquarters to the award-winning Loveland community, and will occupy 9,600 square feet at 3855 Precision Drive, next to the new headquarters facility of Heska Corporation.

Five Rivers formed in May 2005 as an independent joint venture between ContiGroup Companies and Smithfield Foods, Inc. Currently operating 10 feed yards throughout Texas, Oklahoma, Idaho, and Kansas, Five Rivers manages a feeding capacity of over 800,000 cattle. The corporate office at Centerra will initially bring 27 new jobs to the area.

Five Rivers considered several locations in the Front Range, including Greeley, Boulder, and Longmont. They chose Centerra because its regional location will allow the company to serve its broad base of customers throughout Colorado and the western United States, as well as provide a convenient central location for its employees.  Centerra’s immediate access to the interstate also provides the company quick access to Denver International Airport.  According to Luke Lind, Director of Marketing Development for Five Rivers, location was not the only factor. “McWhinney Enterprises was able to deliver a finished space faster than other options we were considering, and they had a good variety of office choices for us at Centerra.”

Five Rivers is the first tenant in the 32,000 square foot Flex Office building, a new type of office product available at Centerra.  With interest high for Flex Office space, McWhinney plans on developing more of the product type.

About Five Rivers Cattle Feeding Company  “We look forward to being a larger part of the Northeast Colorado agricultural economy, and are already in the process of strengthening our ties to producers and communities in the region,” says Five Rivers’ CEO Mike Thoren.  “Our operation is fairly de-centralized, with a lot of the jobs and decision making located in the feedyards themselves.”  Five Rivers has four feedyards in Colorado.  These yards are located near Gilcrest, Kersey, Yuma, and one in the Southeast corner of the state at Lamar.

In August, 2005, Five Rivers donated a research facility it owned in Lamar to Colorado State University’s College of Agricultural Sciences. The gift, valued at $2.5 million, establishes the Southeastern Colorado Research Center, which will become a powerhouse for animal food safety, nutrition, environmental impact and management research within the Department of Animal Sciences. It is the second largest gift in the department’s history.
